We quote flat per visit, after seeing the house. This page explains what actually drives that number — so whether you hire us or somebody else, you can tell a real quote from a placeholder.
Why nobody can give you one number
Every company advertising a single price for a “three-bedroom home” is quoting an average of houses that do not resemble each other. Two homes on the same street, same size, same layout, routinely differ by half again in the work they take — because one has four bathrooms and a dog, and the other has two bathrooms and a couple who are rarely home.
What we can tell you honestly is what moves it, and roughly where the market sits. Published national figures for recurring house cleaning tend to fall between about $120 and $300 per visit depending on size and frequency, with deep cleans and move-out work above that. North Jersey runs higher than national averages, for the same reason everything here does: labor costs more.
Treat that as orientation, not a quote. It tells you whether a number you have been given is in the right universe. It does not tell you what your house costs.
The variables
Square footage is the number everyone asks about, and bathroom count is the one that actually predicts the work. A four-bedroom, two-bathroom house cleans faster than a three-bedroom with four bathrooms. Kitchens run a close second.
Weekly service costs less per visit than monthly, because a maintained house takes less work each time. The most expensive visit anyone books is a one-time clean of a house that has not been cleaned in a year — that is a deep clean whatever it is called.
Almost every recurring client starts with a deep clean, and it costs more than the visits that follow. That is not an upsell; it is the difference between resetting a house and maintaining one. A company quoting a maintenance rate for a first visit will either lose money or skip things.
Marble, honed stone, unlacquered brass, waxed or unsealed wood, and glass tile all have rules, and the wrong product on any of them causes permanent damage that shows. Homes with those finishes take longer because care takes longer.
Plenty of households want the kitchen and bathrooms immaculate and the guest rooms left alone. That is a legitimate plan and it costs less than a package that ignores it. A quote given without that conversation is priced for a house nobody lives in.
Two dogs and three children generate meaningfully more work than a couple who travel. Any honest quote asks.
Comparing quotes
"$45 an hour" is not a price. It is an open meter. Ask how many hours the house will take and what happens if it runs over — and if nobody will commit to that, you do not have a quote.
A price given from an address alone is a placeholder that gets corrected on arrival, or a fixed price that gets met by doing less. Neither is what you agreed to.
New Jersey charges 6.625% sales tax on residential cleaning, and a registered company is required to collect it. A quote with no tax on it is either from a company that is not registered, or from one absorbing it — and absorbing it out of an already thin margin usually shows up in the work.
A first-visit promotion is normal. A permanently discounted recurring rate is a company underpricing the work, and underpriced cleaning is fixed by rushing, by rotating crews, or by not staying long. The rate that keeps a good team on your house is the rate that pays them properly.

Flat, in almost every case. An hourly rate transfers all the risk to you: if the house takes longer than expected, you pay for it. A flat price per visit means the company carries that risk, which is where it belongs, and it means you can compare two quotes against each other. We quote flat.
Because it is a different job. The first visit resets the house — inside appliances, cabinet interiors, baseboards, grout, window tracks, light fixtures — and later visits maintain that. Companies that charge the maintenance rate for a first visit are either going to lose money or skip most of that list.
It is appreciated and never expected. A company paying its people properly does not rely on your tip to make the wage work, and you should be suspicious of one that does.
Most Bergen households settle on every other week after an initial deep clean. Families with young children, pets, or a heavily used kitchen usually do better weekly, and the per-visit cost is lower because the house stays ahead. We will give you an honest recommendation rather than defaulting to the higher frequency.

For a firm number we would rather see it — ten minutes walking a house prevents the awkward conversation where the price changes after we have started.
